Got a Question? Contact Us!

Students living away from home for the first time don’t always have a handle on everything. You may be renting your very first apartment, even buying your first piece of personal furniture. This can be an exciting or even intimidating experience, especially the part about paying your own bills; maybe not always on time. This early in the game, it’s easy to understand that you’re not a pro at renting yet. It takes years to master lease reading, security deposit securing, and the subtle nuances communicating between tenant and landlord.

Here at Boulder Property Management, our team understands that you’re not a pro at renting yet and aims to help you learn it all along the way. We’re here to guide you through the first-apartment experience, but we’re not here to tell you what to do. Don’t think of us as your landlord, but as your partner. We’ll do everything we can to make being a tenant easy and to help you coordinate your residency with your semester schedule.

To do that, we’ve put together a unique style of property management designed for students. We’re not your landlords, which means that we can work with you as mentors in the whole rental process.

Easy Streamlined Rental Process

The goal is to help students rent their first apartments and houses while attending school, cycling through roommates, pulling all-nighters, and friend drama. On top of all that, you’re suddenly responsible for renting your own housing with or without roommates, paying the bills, and buying enough furniture to eat, sleep, and study.

Our rental process is designed to help with that and we’re not here to penalize you for making first-timer mistakes. We’ll help you register, tour, and finalize a lease in time for your next semester. We offer online and accessible support for whatever you might need. And we’ll even send reminders and help you set up auto-pay so that drama and tests never get in the way of your rental responsibilities.

Pre-Leasing Options to Get the Place You Want

In addition to renting for the first time, students often struggle because the semester schedule makes housing selection more complicated. We know that you need to get your housing lined up pretty far in advance, that location really matters, and that switch-outs can happen lightning fast.

To this end, we offer pre-leasing options for students to line up their tenancy in their favorite locations in the upcoming semesters. You can put yourself in line for a high-demand property or line of the perfect swap-out with a friend with plenty of time to finalize your class schedule. Pre-leasing starts in the fall – how nice would it be going into Thanksgiving break knowing your housing for the following year is already sorted out!

Online Portal with Online Rent and Auto-Pay Options

Rental payments are handled completely online so you can manage your bill payments through your phone or on your laptop without ever worrying about getting a checkbook. We’ve set up an online portal for rental payments and, if you want, you can set up auto-pay to handle rent no matter what school, social, or family stuff you’re handling at the beginning of every month. Or, if you want to handle your rent manually, paying is a simple online process.

Helpful Checklists Before Holiday & Semester Breaks

It takes time to become a rental pro, and one of the things you learn along the way is checklists. Before you leave for the holidays, there are a few things you want to do to keep the house in good shape and secure. And when the end of your semester is coming up, there are some things you’ll want to do to wrap up your tenancy or arrange for another semester lease.

You don’t have to learn from trial and error. We’ll send you those checklists before the holiday or semester break comes up so that you can handle your very first rental like an experienced pro. This way, you won’t incur any unnecessary repair charges and you increase the chance of getting your security deposit back.

24/7 Emergency Support

Renting for the first time can be scary, partly because it involves responsibility for an entire house. And houses can be surprisingly unpredictable. If the toilet explodes, if a bird flies inside, or if the pipes start to creak and you’re not sure what the cause is, call us. We’re available 24 hours a day, seven days a week.

No matter what’s going on, our team members are ready to talk to answer the phone at any time for emergencies. We’re also here to help you with the little stuff like how to handle a final scheduled over rent day or how to arrange for a different lease next semester so you can be closer to the lecture hall.

Secure Standard Safety Features for Every Property

Another thing we want to help students with right off the bat is security. Every place where students stay should have basic security features, and you should know what they are. Here at Boulder Property Management, we make sure that every apartment and house has outdoor lighting to illuminate visitors and strangers, a peephole so you can see faces before unlocking the door, and we change the locks so that previous tenants don’t have legacy access.

Helpful Student Subletting Options

We also know that students and subletting go hand in hand. It’s very common for roommates to come in and rent a place together or for one primary tenant to then lease to their roommates as a way to keep order or distribute responsibility. Students also swap out roommates all the time, and your leasing options need to include that as a possibility.

The Bouler Property Management team is here to help, so we offer a variety of subletting options for flexible roommate situations based on your needs.

Staff Experts Available to Help

Finally, Boulder Property Management has available staff experts who are always ready to help. Staff who will answer phones, talk to you through email and show up to the rescue when maintenance goes over your head. No matter how complicated your semester schedule is, we can help. Whether you have drama-filled roommate swaps or want to live quietly with a rock-solid lease, we can help.
